It’s an odd practice that the seller is paying the buyer’s agent’s commissions. That doesn’t seem fair right? Shouldn’t the buyer pay his or her agent’s commission? Doesn’t work that way here in SW Florida.
Doesn’t make a lot of sense, right?
Even though that seems counter-intuitive, that’s just the way things are done.
There are ways that you can use that to your advantage.
You always want to factor in the agents commission in the price of your property. When doing comps on other properties, make sure to see if the agent’s commissions were built into the sales price.
If you are doing the work of an agent – factor that in to the price of the property. Most buyers expect the house price to factor in commissions and if there’s no agent commissions you can take that money for yourself.
If a buyer is not represented by a buyer’s agent, they might not think to ask for a discount on the price to factor in what a seller would normally pay to a buyer’s agent. This is a way to capitalize on more money for your house.
That being said, you don’t want to minimize your buyer’s pool. If a buyer is working with a buyer’s agent, you may want to consider offering a 2-3% to the agent in order to sell your house quickly.
If you don’t, you will be dramatically decreasing the amount of potential buyers in SW Florida as most will be working with a buyer’s agent.
Keep in mind that well over 90% of real estate sales go through the MLS. If the property is not on the MLS it’s not in the database that agents and brokers use and therefore simply will not be seen or marketed heavily.
In the old days, in order to get your property on the MLS you would almost certainly have to pay a full real estate commission to an agent and broker. Nowadays, there are plenty of agents who will charge a small fee to get your property listed on the MLS. Paying a few hundred to get that exposure is far less than 5-6% of the property sale.
The MLS is by far the cheapest way to get your property exposed to the masses.
Remember, all the big real estate websites like Zillow and Realtor.com extrapolate their data straight from the MLS. If you’re selling your house in Ft. Myers or Naples or Bonita Springs, Estero or anywhere in SW Florida, getting your house on the MLS will automatically get your house on these mega-sites in days. That’s the exposure you need.
You can also spend a little extra money on these sites in the form of ads and “featured listings” to get your house more exposure, more eyeballs and potentially a faster closing. It’s good bang for your buck and if you’re not paying a listing agent, it’s certainly well within your budget.
Sure advertising doesn’t always sell your house but it’s a good gamble. Advertising in Craigslist or Facebook Marketplace, or magazines and newspapers may not sell your house. But remember you are saving many thousands of dollars by not using an agent. It’s certainly worth considering.
You Have to Market Your Property if You Expect to Sell It
Should you consider open houses and putting up fliers in the neighborhood to sell your house? Sure, these can be effective, but you really need to do more than that; especially if your house isn’t a standout.
The reason why people pay some much in real estate commissions is because a good agent will spend time and money to market the property. (At least, that’s supposed to be the case.)
It can take many thousands of dollars in marketing to sell some houses. If you’re not relying on the marketing services of an agent, you need to be marketing the property on your own.
