Keep in mind that well over 90% of real estate sales go through the MLS. If the property is not on the MLS it’s not in the database that agents and brokers use and therefore simply will not be seen or marketed heavily.

In the old days, in order to get your property on the MLS you would almost certainly have to pay a full real estate commission to an agent and broker. Nowadays, there are plenty of agents who will charge a small fee to get your property listed on the MLS. Paying a few hundred to get that exposure is far less than 5-6% of the property sale.

The MLS is by far the cheapest way to get your property exposed to the masses.

Remember, all the big real estate websites like Zillow and extrapolate their data straight from the MLS. If you’re selling your house in Ft. Myers or Naples or Bonita Springs, Estero or anywhere in SW Florida, getting your house on the MLS will automatically get your house on these mega-sites in days. That’s the exposure you need.

You can also spend a little extra money on these sites in the form of ads and “featured listings” to get your house more exposure, more eyeballs and potentially a faster closing. It’s good bang for your buck and if you’re not paying a listing agent, it’s certainly well within your budget.

Sure advertising doesn’t always sell your house but it’s a good gamble. Advertising in Craigslist or Facebook Marketplace, or magazines and newspapers may not sell your house. But remember you are saving many thousands of dollars by not using an agent. It’s certainly worth considering.
